Carrying Forward a Legacy, Building for Tomorrow
Sit down with Mrinaal Mittal, Director of Homeland Group, and the conversation quickly moves beyond real estate. What he speaks of instead is responsibility, trust, and the India that future generations will inherit.
On paper, his résumé, University of Illinois, IIM Bangalore, and now leadership of a fast-rising real estate brand might suggest a conventional corporate success story. But nothing about Mrinaal’s path has been ordinary. Where some see real estate as business, he sees it as a medium for change, a way to create communities where people feel rooted, connected, and proud.
Homeland Group is not a standalone enterprise; it is the sister concern of the renowned Unity Group, one of Delhi’s most respected real estate conglomerates. Homeland was born from Unity’s second generation, who envisioned a dynamic, forward-looking brand that could innovate and adapt to the aspirations of a younger India.
Mrinaal readily acknowledges this foundation. “What we are building today is possible only because of the groundwork laid yesterday,” he says. “Homeland is not just my story it’s part of a larger journey envisioned by Unity’s second generation.”
Born into a business family in Delhi, Mrinaal could easily have followed a set path. Instead, he pursued experiences that broadened his horizons first at the University of Illinois, and later at IIM Bangalore. For him, education was not a checklist of accomplishments, but an opportunity to challenge assumptions and expand perspectives.
That habit of questioning continues to shape his leadership. In an industry where intuition often outweighs analysis, he insists on rigor. Every project is studied deeply, every market entry is backed by research, and every expansion is approached with care. “It’s not enough to build,” he explains. “You have to understand what you’re building for and who you’re building with.”
One of the most notable shifts under Mrinaal’s leadership has been Homeland’s embrace of technology. Yet he does not treat digital transformation as a slogan it is, for him, a means of serving people better.
From transparent customer processes to shorter construction timelines and streamlined operations, technology has become part of Homeland’s DNA. But for Mrinaal, its value lies in what it delivers to families: fewer anxieties, smoother experiences, and greater trust. “For me, technology is not about efficiency alone,” he reflects. “It is about strengthening trust.”
Homeland’s portfolio already features significant achievements Homeland Heights, a luxury residential landmark in Punjab; CP.67, the state’s most prestigious commercial hub; Homeland Regalia, a symbol of belonging and ambition; and the upcoming Homeland Global Park, a mixed-use development designed to match global standards.
Yet Mrinaal speaks of them with quiet understatement. Instead of focusing on numbers, he highlights the experiences these projects create. He credits much of Homeland’s ethos to Unity Group’s legacy of integrity and consistency. “We were taught that promises matter more than promotions,” he says with conviction.
Those who work with him often describe him as sincere, approachable, and thoughtful. He sets high expectations but pairs them with guidance and mentorship. Analytical yet empathetic, hands-on yet empowering, his leadership has cultivated a culture where ideas are welcomed, mistakes are treated as lessons, and integrity is never compromised.
In an industry often accused of overpromising, Mrinaal takes the opposite approach. “Trust,” he says simply, “is the only currency that compounds with time.”
At the heart of his philosophy is the belief that real estate is ultimately about people. A young family buying their first home, a couple investing in stability, or elders passing on a legacy these are the stories that motivate him. “While our work may involve bricks and mortar,” he reflects, “its essence is about fulfilling aspirations. We help people find places they can truly call home, spaces where futures are built.”
As India’s skylines transform, Mrinaal is determined that progress must be measured not just in height or scale, but also in dignity and belonging. He envisions an industry that is more transparent, customer-focused, and innovative. Homeland is his immediate canvas, but his mission extends beyond the company to set a standard for responsible and empathetic real estate.
Though Homeland Group is young compared to its parent Unity Group, under Mrinaal’s guidance it has already built a reputation for thoughtful growth, uncompromising values, and a vision firmly rooted in people.
In the end, he does not describe himself as a disruptor or a visionary. Instead, he calls himself a custodian of trust, of legacy, and of possibility. And in an industry where sincerity is rare, that may be his most significant achievement of all.
